Any termination or refusal to renew must be preceded by not less than 30 days by the owner’s service upon the tenant of a written notice specifying the grounds for the action. Such 30-day waiting period is not required if the grounds for the termination or refusal to renew involve a direct threat to the safety of the tenants or employees of the housing, or an imminent and serious threat to the property (and the termination or refusal to renew is in accordance with the requirements of State or local law).</p>\n</content>\n</subsection>\n<subsection style=\"-uslm-lc:I19\" class=\"indent2 firstIndent-2\" id=\"idd8e7f387-406b-11eb-bd25-fd7436c081d8\" identifier=\"/us/usc/t42/s12755/c\"><num value=\"c\" class=\"bold\">(c)</num><heading class=\"bold\"> Maintenance and replacement</heading><content><p style=\"-uslm-lc:I11\" class=\"indent0\">The owner of rental housing assisted under this subchapter shall maintain the premises in compliance with all applicable housing quality standards and local code requirements.</p>\n</content>\n</subsection>\n<subsection style=\"-uslm-lc:I19\" class=\"indent2 firstIndent-2\" id=\"idd8e7f388-406b-11eb-bd25-fd7436c081d8\" identifier=\"/us/usc/t42/s12755/d\"><num value=\"d\" class=\"bold\">(d)</num><heading class=\"bold\"> Tenant selection</heading><chapeau style=\"-uslm-lc:I11\" class=\"indent0\">The owner of rental housing assisted under this subchapter shall adopt written tenant selection policies and criteria that—</chapeau><paragraph style=\"-uslm-lc:I12\" class=\"indent1\" id=\"idd8e7f389-406b-11eb-bd25-fd7436c081d8\" identifier=\"/us/usc/t42/s12755/d/1\"><num value=\"1\">(1)</num><content> are consistent with the purpose of providing housing for very low-income and low-income families,</content>\n</paragraph>\n<paragraph style=\"-uslm-lc:I12\" class=\"indent1\" id=\"idd8e7f38a-406b-11eb-bd25-fd7436c081d8\" identifier=\"/us/usc/t42/s12755/d/2\"><num value=\"2\">(2)</num><content> are reasonably related to program eligibility and the applicant’s ability to perform the obligations of the lease,</content>\n</paragraph>\n<paragraph style=\"-uslm-lc:I12\" class=\"indent1\" id=\"idd8e7f38b-406b-11eb-bd25-fd7436c081d8\" identifier=\"/us/usc/t42/s12755/d/3\"><num value=\"3\">(3)</num><content> give reasonable consideration to the housing needs of families that would have a preference under <ref href=\"/us/usc/t42/s1437d/c/4/A\">section 1437d(c)(4)(A) of this title</ref>, and</content>\n</paragraph>\n<paragraph style=\"-uslm-lc:I12\" class=\"indent1\" id=\"idd8e7f38c-406b-11eb-bd25-fd7436c081d8\" identifier=\"/us/usc/t42/s12755/d/4\"><num value=\"4\">(4)</num><content> provide for (A) the selection of tenants from a written waiting list in the chronological order of their application, insofar as is practicable, and (B) for <ref class=\"footnoteRef\" idref=\"fn004034\">2</ref><note type=\"footnote\" id=\"fn004034\"><num>2</num> So in original.
